The Development Brief for the site was to provide a commercial/retail development on a former public car park and light industrial estate within the existing Town Centre of Wantage, paying particular attention to the continued use of some existing buildings, which were to be retained as part of the redevelopment of the site.

The new mixed-use development involved the demolition of some existing industrial units; re-routing of existing roads; formation of service access roads; creation of new Local Authority, undercroft and residential parking; extension and alteration of Listed Buildings; associated landscaping for the scheme as a whole. We were also engaged to design new purpose built premises for the relocation of some businesses.

The Scheme comprised an open mall incorporating a new Sainsbury’s foodstore, a new petrol filling station,
7 shop units with 24 residential units over and 6 retail warehouse units, all within a land area in excess of ten acres, linked to the Market Place by means of new pedestrian routes.

Throughout the whole project, BHP HARWOOD Architects have been involved in extensive negotiations with Local Authorities and existing landowners/ tenants to arrive at the best solution for the Town, within the Local Plan guidelines . Also the development encompassed a part of the local Conservation Area and Letcombe Brook Nature Corridor involving further consultations with statutory authorities, planners, highways authorities and local conservation groups.
